Well Certification

WELL certification has been developed by integrating scientific and medical research, the literature on environmental health, behavioural factors, health outcomes and demographic risk factors. It is the first system to define the parameters by which buildings can improve our lives:

today we spend 90% of our time indoors, and it is therefore essential to design and construct buildings that guarantee healthy and comfortable spaces, and to know how to manage maintenance in a systematic way.

A strict
and reliable standard

The standard comprises 10 categories, called WELL concepts. Each category in turn comprises distinct features, prerequisites (preconditions) and credits (optimizations): each of these items is assigned a score, based on performance and prescriptive indicators.

Air

The element we first have to take care of by spending so much time indoors is definitely that of air: therefore, we want and need to ensure high indoor air quality throughout the life cycle of the building, reducing and minimizing sources of pollution in order to ensure the well-being and health of the occupants.

Prerequisites

Air Quality: the prerequisite requires compliance with set limits of PM, organic and inorganic gases (VOC, formaldehyde, CO) and random gases. In addition, pollutants must be monitored at least once a year and results submitted annually through the WELL Online portal.
Smoke free Environment: ban on smoking inside, outside and in areas surrounding the building.
Ventilation design: ventilation systems must be designed, tested and balanced in accordance with ASHRAE 62.1-2010.
Construction Pollution Management: during the construction of the building, the company shall undertake to comply with the requirements regarding channel sealing, filtration systems etc.

Water

Water is one of the fundamental elements for life: the purpose of the WELL concept is to ensure high quality drinking water, reduce its consumption with a view to sustainability, and improve its management.

Prerequisites

Water Quality Indicators: A supply that meets turbidity and coliform thresholds for all water that may come in contact with building occupants, and verification of performance by on-site testing.
Drinking Water Quality: A drinking water supply that meets chemical thresholds published by research and regulatory bodies.

Exposure to light substantially changes our days. Part of the WELL concepts are about just that: promoting access to natural light and creating optimal environments for visual and mental health

Light Exposure: provide adequate light exposure in indoor environments through lighting strategies.
Visual Lighting Design: it requires that designs provide adequate lighting on work surfaces for users of all age groups, depending on the activities performed in the space.

Well-being also starts with the basics: with the materials that is, with which the building is constructed. The purpose of this WELL concept is to reduce occupants' exposure to hazardous materials through the restriction or elimination of toxic products and by favoring controlled materials.

Prerequisites

Material Restriction: limit newly installed hazardous construction materials, particularly asbestos, mercury and lead.
Interior Hazardous Materials Management: it requires the implementation of practices to manage the exposure risks of hazardous building materials asbestos, lead and polychlorinated biphenyls (PCBs).
CCA and Lead Management: it requires addressing the risks associated with human exposure to copper chromate arsenate (CCA) in existing wooden structures and lead in soil, playground equipment and artificial turf.

Wellness also comes through sociality and building a strong community. Inclusion and collaboration are the basis of this WELL concept, as is constantly monitoring the level of satisfaction, job and personal, of those working in the building.

Prerequisites

Health and Wellness Promotion*: it requires projects to provide guidance to occupants that highlights the WELL characteristics pursued by the project, the relationship between health and buildings, resources, and health programs.
Integrative design*: it requires project teams to facilitate an inclusive and collaborative planning and design process and to establish a project mission geared toward occupant health.
Emergency Preparedness: it requires projects to conduct a risk assessment, create a management plan for natural, man-made, technological, and health-related emergencies, and educate occupants about the plan and how to respond to emergencies.
Occupancy Survey*: it requires projects to conduct surveys (administered by third-party agencies) to understand the level of occupant satisfaction in terms of indoor comfort and WELL strategies adopted.
